Edmonton's densest neighbourhood and premier condo corridor. Immediately west of Downtown, Oliver blends century-old walk-ups with glass towers along 104th Ave and 107th St. Popular with young professionals and downsizers alike.
Home to Rogers Place, the Quarters, the ICE District and the city's most ambitious condo towers. Downtown offers the highest density of amenities, transit connections, and cultural attractions of any Edmonton neighbourhood.
Edmonton's arts and culture hub along Whyte Ave. Known for indie restaurants, live music, the Fringe Theatre, and a strong community identity. Mid-rise condos and heritage conversions dominate the housing stock.
Adjacent to the University of Alberta, Garneau attracts students, academics, and healthcare professionals from the Stollery and Mazankowski hospitals. Tree-lined streets, coffee shops, and close proximity to the river valley trail system.
One of Edmonton's most prestigious addresses, overlooking the North Saskatchewan River Valley. Limited high-end condo supply makes units here a premium buy. Expansive lots, tree-lined boulevards, and immediate access to 150+ km of river valley trails.
Southwest Edmonton's fastest-growing condo market. New stacked townhouses and apartment condos cluster around the Currents of Windermere shopping district. Ideal for families and buyers seeking newer builds with modern finishes at lower prices.

Edmonton's LRT network has 3 lines, 29 stations, and 37.4 km of track — with a major expansion underway. Condo proximity to an LRT station adds measurable value.
Edmonton's Light Rail Transit system is North America's northernmost LRT and one of the continent's longest-running. All three lines converge at Churchill Station in the heart of Downtown Edmonton — making central-area condos uniquely transit-connected.

Crime statistics from the City of Edmonton and Edmonton Police Service. All buyers should research their specific block, not just neighbourhood averages.
Glenora, Garneau, Windermere, and most suburban SW Edmonton communities consistently report among the lowest property crime rates in the city. These residential neighbourhoods benefit from lower foot traffic and established community watch programs.
Downtown and parts of Oliver and McCauley have higher property crime rates typical of any urban core — reflecting higher population density and commercial activity. The ICE District, Rogers Place precinct, and major investment in CCTV infrastructure have contributed to declining violent crime in core areas.
Edmonton Police Service publishes a public crime map at data.edmonton.ca. Search your specific address for a 500-metre incident radius before purchasing. One block can separate a quiet residential pocket from a higher-traffic corridor.
Secured parkade, fob-access lobby, intercom with video, security cameras in common areas, and 24-hour concierge (in higher-end buildings). Ask the condo board for their incident log as part of the Information Statement review.
What every Edmonton condo buyer must investigate before making an offer. The Information Statement is your most important document.
